Sections C - I of the HUD-1 Settlement Statement

Sections C through I of the HUD-1 Real Estate Settlement Statement mostly identify the participants and the property. However, section C points out something important also. Here are the sections:

  • Section C: Explains that items marked "poc" are "paid outside closing", are not part of the settlement statement calculations, and are included as information only.
  • Sections D - F: These are the names and addresses of the Buyer(s), Seller(s) and Lender. Note this quote from the HUD government site, "Fill in the names and current mailing addresses and zip codes of the Borrower and the Seller. Where there is more than one Borrower or Seller, the name and address of each one is required. Use a supplementary page if needed to list multiple Borrowers or Sellers."
  • Section G: Identifies the address of the property that is changing hands. HUD says: "The street address of the property being sold should be given. If there is no street address, a brief legal description or other location of the property should be inserted. In all cases give the zip code of the property."
  • Sections H - I: Here the address of the settlement agent or title company, the address of where the settlement will take place, and the date of settlement are placed.
