Seller's Final Number Calculation on the HUD-1 Settlement Statement

The gross amount due to seller from line 420 is placed in line 601, while the total reductions in amount due seller from line 520 is placed in line 602. Line 602 is subtracted from line 601 to yield the result for the Seller.

Of course, this amount is usually a positive number with cash due to the seller, but that doesn't have to be true. In cases where the seller owes more than they can get for the sale of the property, this will be a negative number and result in a check to the settlement company. We also need the appropriate box checked in item 603.
