Amounts Paid for Borrower on the HUD-1 Settlement Statement

The 200 series items in the HUD-1 Settlement Statement is titled Amounts Paid By or In Behalf of the Borrower. This section will normally always have at least two items. These are the earnest money deposit placed by the buyer at contract acceptance and the amount of the loan proceeds. If there are two loans, as in a first and second mortgage, there would be two line items indicating the amount of each.

Also part of this section are items that haven't yet been paid by seller but are owed for services up to or through the date of closing. In other words, there are taxes or other amounts due for the period up to closing that haven't yet been paid. Here is where we would CREDIT the Buyer and DEBIT the Seller so the buyer can pay them when they become due. These entries will normally be opposite the same amount in the 500 series on the Seller side.

Line 220 will total the 200 series items and this total will be entered into line 302.
