Government Recording & Transfer Fees on the HUD-1 Settlement Statement

The HUD-1 1200 series items relate to recording of documents and government transfer charges. Tax stamps for city, county and state government would also be here.

Any document that must be recorded at the courthouse would incur a fee for doing so, and that item would be placed here. An example would be a "sole and separate" document attesting to ownership as the sole and separate property of one spouse, rather than joint ownership.

Generally, the charge will be in the column pertaining on whose document it is or benefits. In other words, the recording of the new deed and mortgage would normally be a DEBIT to the Buyer and be in the left, Paid from Borrower's Funds at Settlement, column. An item might also be charged based on stipulations in the purchase contract.
