Using MLS Statistical Real Estate Reports to Generate Web Site Leads

Quality Buyer and Seller Leads Will Result from Offering These Reports:
Whether a buyer or a seller, a serious interest in the real estate market in an area will always include a desire to know about the market and the way homes are moving. All visitors to your web site who are serious will want to know sold statistical history. Casual visitors will not be likely to trade their contact information for stats, so those who do are probably better prospects.
Check your MLS online or software system for sold property information:
Most MLS systems, whether online or software, allow the real estate agent to call up some type of display or real estate report of past sold properties. Generally, these reports are tabular and give total dollar amounts for different types of properties sold in a given period of time. Find those reports or views in your system.
Get Adobe Acrobat writer software to produce Acrobat .pdf documents of reports:
Just about every computer on the planet has the Adobe Acrobat Reader installed, so this is the format that you want for your reports so all can read them. However, unless you have the software to produce a .pdf (Portable Document Format) document, you'll need to get it to make this step happen.
Once you have the display or report on the screen, print it to a .pdf:
With .pdf creation software, you're working with it like a printer, and don't need to know a lot about it. Just click on File > Print, just like printing any document. One of your new printer options will be the Acrobat .pdf maker software. Clicking Print will produce the document on your hard drive, ready to email it out or place it on the internet.
Upload the .pdf report to your web site and offer it to the visitor:
Here you're on your own, as your site provider or host may or may not allow this file to reside there, but there's almost always a work-around way to get this done. There are even places to host the report remotely to your site for delivery via email. Offer the report for email delivery in exchange for the visitor's name and email address. You won't get a fake email, or they won't get the report they want.
Sold statistics reports will be better lead generators than generic reports:
Too many sites offer "Special Reports" that tell the reader how to stage their home, spruce up the exterior, make it smell better, etc. That information is available in way too many places, and without any registration. What isn't easy to come by is accurate information about the number of properties that have sold, average and median prices, days on market, etc.

Make your reports even more valuable by having your commentary attached. Give perspective and your opinion on the numbers. One internet-savvy real estate broker says that more than half of his annual web leads are from those wanting these reports.
