Just as it is shown in the subdivision plat shown to the buyers by the real estate agent, the ILR is shown to the buyers by the title company closer and it shows the easement.
An important note here is that the title policy is being written as per the contract, meaning it's insuring Lot 6 of the subdivision as legally described. Though the buyers are seeing plats with the easement drawn on them, it's just that - a drawing. There is no legal description in the title policy for this easement.
