Material Fact in a Real Estate Transaction
A material fact in real estate is well-defined as a fact that, if known, might have caused a buyer or seller of real estate to make a different decision with regards to remaining in a contract or to the price paid or received.
Median
Median is a mathematical result that indicates that one half of a group is higher and one half lower than the median. Median price of 101 sold homes would be that price which is lower than 50 of the prices and also higher than 50 of them.
Mediation in Real Estate Disputes
When parties to a real estate transaction agree to settle disputes by meetings and mutual agreement, facilitated by a neutral third party, it's known as mediation. The third party or mediator, doesn't make decisions. They attempt to help the parties to examine all aspects of the dispute from different points of view and come to some mutual agreement.
Multi-family
Properties, such as apartments, duplexes and others that are constructed for use by multiple family groups. Condominiums are also considered multi-family properties for some purposes.
Multiple Listing Service
A Multiple Listing Service, or MLS, is a marketing database set up by a group of cooperating real estate brokers. It's purpose is to provide accurate and structured data about properties for sale. It also is a mechanism for listing brokers to offer compensation to buyer brokers who bring a buyer for their listed property.
Net Operating Income (NOI) in Real Estate
Net operating income, or NOI, is rental income of a property after operating expenses. These expenses would include all operating expenses, as well as interest payments and depreciation.
