Working With Investors as a Real Estate Niche

In searching for a profitable real estate niche, many real estate professionals have considered working with real estate investors. However, it's not a large percentage of those who investigate this niche that actually adopt it for their primary business strategy. It's a very different group of clients, with a different set of requirements for their real estate professional.

The skill levels and knowledge of investor clients is also varied. Some may have a better handle on their local market than most of the real estate agents. Others may be newer, or simply desirous of more help from a real estate professional. In this niche, all are good customers, but you just need to adapt your services to their demands.

The investor who does their own thorough research and locates properties on their own will likely only need a real estate professional for the offer process. They will definitely save you a whole lot of time, as you're not out there showing them properties. You may have to give them access to a listed property, but they've likely ruled out many more with research and a drive-by.

Other investors take the low-ball approach, making offers on a great many properties, mostly foreclosures, until they get a really deep discount deal. Sometimes counters are involved, but in many, the offer is simply ignored. Either way, for this investor you'll be doing a lot of offer paperwork. It's not necessarily a problem, especially if you use computer forms software and have an automated process.

In any case, an investor client will normally be far better informed about the market, require less hand-holding, and bring you multiple opportunities for deals. No selling is involved, just service to the level of their requirements.
