In fact, in many cases, success in those areas require listing and selling all types of real estate. However, in most urban areas and cities, finding a real estate niche can be a really effective marketing tool for real estate professionals.

One real estate niche that's been very effective is specialization in representing buyers and sellers in the condominium market. One advantage that's often overlooked is the leveraging of time, effort and business cost savings. Condos are grouped together, sometimes in very large numbers. A condo real estate niche can cut vehicle expense, reduce time in keeping abreast of market developments, and reduce the time and effort in marketing activities. Anytime that a real estate professional can gather data and become an expert for multiple housing units with only one set of documents and concentrated in one location, there is a direct impact on the bottom line. When you're an independent contractor, your time is finite, and your income is dependent in many ways on how well you manage your time and business resources. One of those resources is marketing, and it carries a cost. It's understood that listing signs bring more listing business when neighbors see them. Listing signs in a condo project are seen by a higher percentage of neighbors than in a large subdivision, where many residents may not drive down certain streets.
