If you're making investment or other decisions based on one of the two top home price indexes, you should be aware of their differences. A more thorough explanation of the index methods and data sources is here. But, the short story is that the FHFA covers 13 more states, hundreds more smaller cities and areas, and uses both home sale prices and refinance appraisals.

The chart is from the 2nd quarter 2010 releases of both indexes (Large Image Here), and shows their figures for last year for the 20 Metropolitan Areas tracked by the S&P Case-Shiller Index. Which seems to more accurately reflect your area?
