Open Houses - Things Haven't Changed

Last week RealtorŪ Magazine Online posted a short article about open houses. One reason it was so short might be that there's nothing new to say. After years of survey results showing that only a tiny percentage of homes are sold from open houses, these two quotes just keep popping up:

"...some sellers demand open houses because they want to know their agent is working hard to sell the home." and;

"Advocates say this marketing tool also provides a means for agents to develop relationships with prospective buyers, who often go on to work with them to purchase a different home."

It would seem that some things are very slow to change in real estate. The Internet has influenced the use of open houses, but those who find value in the buyer leads will always do them.

Open houses are available online now through multiple images or even virtual tours. Oftentimes here in NJ, buyers coming to open houses are already working with agents so having an open house does not really benefit the seller’s agent as in the past. Mostly open houses are a visit to no-man’s-land for the seller’s agent.
