With high levels of interest in real estate investing and flipping homes for profit, it's only natural that many investors get burned by poor research up front and/or faulty processes from purchase through the flip sale.
One of the areas that can bite you in a repair and resale is not having an accurate estimate of the ARV, or After Repair Value of the property. Over-estimating this number can result in less profit or even losses in many cases. Be sure that you're employing the right methods or professional help in determining the ARV of potential investment properties. And while you're at it, don't get the estimate of remodel and repair costs wrong either.
